Please take note that this is not a one word domain name, it's three words and 14 letters long (without the .com). The domain, as of this writing, has a 3 month ALEXA rating of 3,769,667, and at the time of the sale was and still is under construction (!), thus most likely had/has no income and only one (1) single, site is linking to it.
If this domain would have been appraised, it would have been appraised way below it's actual selling price. (Correction - I missed out here - it was appraise at 240000).
If the former owner would have tried to offer the domain at the global domain marketplace(s), they would have turned it down for not meeting 'quality criteria'.
If it would by any change, have been offered as an auction item anyway, how high or how low it would have gone is everybody's guess. Personally I don't think it would have reached as much as it did in this private transaction.

So, domain sellers, draw your own conclusion now, before slashing your prices and selling your top level domains for peanuts. And for buyers it means this: Before making unacceptable low ball offers, consider the tremendous real value of the right domain name purchase.
